The Importance Of Listing Price

When listing your home to sell the most important thing to keep in mind is pricing the home to sell. This statement sounds quite redundant but seriously, if you want it to find a buyer your home must be priced competatively with the current market.  When you first speak with a Realtor® then should provide you with a current ‘market analysis’. This will show you the price of comparable properties in your neighborhood that are currently listed and those that have recently sold. Take this information to heart when determining your asking price.

Here is a true story of a home in my neighborhood. This un-named home was listed with a local brokerage in October of 2008 with an asking price in the $120,000’s. The home remained at that price for the entire listing period of over six months, the listing then expired with this brokerage. Shortly after the expiration, June 2009, the listing was picked up by another brokerage and priced under $100,000. Six more months go by, now it is November 2009 and the agent reduces the price $5,000. This home is still listed nearly a year and a half later, had it been listed at the current price when it was originally listed my guess it would have sold by now.

And since today is St. Patrick’s Day, here’s a snap of the clover that 1.5 and I have been growing in our windowsill.
